Across the OneKey MLS service area, the median sale price for all property types rose 4.4% year over year to $741,500 in August 2026. Single-family homes came in at $805,000, up 4.3%. Condos rose 7.4% to $580,000 and co-ops 5.5% to $316,575.
Volume was essentially flat. Closed sales slipped 0.5% to 4,858 while new listings rose 3.5% to 5,750 and homes for sale rose 1.3% to 16,801. Average time on market held at 46 days.
Read together, that is a market where prices are still climbing but buyers have more to choose from and less pressure to overbid than in recent years. The affordability index fell 6.1% to 62, so the region remains a seller's market, just a less frantic one.
